Holistic Learning

This program combines General Core (management subjects), Programme Core (domain subjects) and Ability Enhancement (soft skills and software) courses, and gives you a holistic understanding of core concepts and application-oriented learning for business success.

Two semesters

The curriculum is organised into two semesters. The students are exposed to a variety of theory courses as well as tutorials and practicals for hands-on training. The student will have to earn 40 credits to complete the PGD Program.


The courses are divided into two categories such as General Core (GC) and Program Core (PC). Besides, there are Mandatory, Massive Online Open Courses (MOOC) and Self-Learning courses as part of the curriculum to inculcate the habit of life-long learning.


Typically, a full course is of two credits, and involves 28 hours of teaching. The courses may also sometimes be of three or four credits depending on the content. The courses may have tutorial/practical components for hands-on training.

Get a complete understanding of the activities and processes involved in the construction projects from the conceptual stage to completion stage.

The AEC courses on Advanced Excel with Power BI and Tableau, and Soft skills, on the other hand, will enable you to cultivate your skills for professional and personal development.

  • Principles and Practices of Family Business Management

    The course aims to sensitise students about the practices and governance of family owned construction business, and introduce them to the intricacies, principles and practices of family business management.

  • Accounting and Finance

    Students will know how to read, evaluate and analyse the financial statements; they will understand the techniques of management accounting and thereby develop competence in managerial decision making and control.

  • People and Organisations

    The focus of this course is to build an understanding of both Micro and Macro Organisational Behaviour and the application of its principles in HRM.

  • Strategic Management

    The course prepares students to understand the fundamental terms and concepts of Strategic Management. It provides the students with a concrete foundation to be able to analyse and evaluate real life business situations.

  • Managerial Economics

    The course imparts insights into the key concepts, principles, tools and techniques of Managerial Economics required for analysing the business/industry/project environment.

  • Quantitative Techniques for Business

    Students will understand basic statistical concepts and apply them in case study analysis. The course also covers quantitative techniques aimed at optimal utilisation of the organisational resources.

  • Advanced Estimation and Quantity Surveying

    This course aims to equip students with procedures and steps to calculate various quantities and costs of the project. Additionally, software like Candy provides the students hands-on training on enterprise-wide software applications related to estimation, project planning and valuation.

  • Project Procurement Management

    The course develops students’ understanding of the process of project procurement and tendering. It will also cover the various methods of tendering and help the students evaluate and select the most appropriate alternative for a particular project.

  • Project Management

    This course offers a solid foundation across the core concepts and techniques to plan, schedule, monitor and control time, cost and resources on a project. It trains students in project planning and scheduling through the use of Microsoft Projects (MSP) software.

  • Soft Skills for Entrepreneurship

    The course aims to foster the students’ communication skills by preparing them to communicate with confidence in various professional situations. Additionally, the course is designed to develop leadership and team management skills in students and prepare them for a successful career as an entrepreneur.

  • Advanced Excel and Visualisation using Power BI and Tableau

    This course will enable students to understand and define the basic concepts in Excel, Power BI and Tableau. It will improve analytical skills by enabling them to analyse data using Excel, Power BI and Tableau.

Semester 2

This semester offers a wider range of technical courses blended with general management and ability enhancement courses. Students will be able to learn legal aspects of managing their business (General core course) along with an understanding of how to manage risks, ensure safety and quality, and deal with contracts and claims (Programme core courses) etc.

The curriculum is designed to inculcate a holistic outlook towards efficient management of family business. An additional MOOC course (self-learning based) on Infrastructure development and PPPs will broaden their understanding of the construction industry while the ability enhancement course on Leadership and Entrepreneurship will enhance their skills, transforming them into the next generation business leaders.

  • Legal Aspects and Industrial Relations

    The course covers the laws relating to prior & post legal compliance of the construction project. It also contains contract and dispute resolution through ADR. It involves the study of Partnership Act, LLP Act 2008 and Company Act 2013.

  • Project Marketing and Business Development

    This course attempts to equip students with the basic aspects of project business, project marketing strategies & digital marketing strategies. The objective is to provide a more practical approach of starting a business venture either as an entrepreneur or an intrapreneur.

  • Project Formulation and Appraisal

    The course enables students to apply, analyse, and evaluate the technical, market, economic, ecological, social and financial viability of projects in the areas of construction, infrastructure, real estate, and projects. It also helps students evaluate the methods of project selection and make decisions under risk and uncertainty.

  • Real Estate Development Practice and Site Management

    Students will be familiarised with the basic development concepts governing real estate development projects, covering aspects such as concept, sanctions and site management.

  • Contracts and Claims Management

    The course provides in-depth understanding of the role of contracts management through the analysis of various red flag clauses associated with construction contracts and thereby enables development of competency for the evaluation of contractual obligations and risks in construction projects.

  • Project Risk Management

    The course comprises frameworks, processes, skills and tools for the critical analysis of issues relating to risk management, demonstrating risk assessment and risk response methods and techniques. It also hones spreadsheet skills through model development to assist in the process of Risk Analysis using Palisade@Risk.

  • Safety and Quality Management

    The objective of the course is to acquaint students with the working knowledge of various health safety norms used in the construction Industry, gain proficiency to comply with all the statutory requirements of construction projects.

  • Building information Modelling

    The course objective is to provide students with a holistic understanding of BIM as a process. Further, make students proficient in building modelling, coordination, and collaboration aspects using various BIM-based tools.

  • Valuation and Acquisition

    Students will develop understanding of valuation methods and techniques with reference to real properties. It also offers insights into the public acquisition process required for real estate and infrastructure projects.

  • Leadership and Entrepreneurship

    The course aims to make students understand and apply leadership styles and strategies, and learn how to build a culture of effective and ethical leadership across businesses. The objective is also to acquaint them with the emerging world of entrepreneurship.

  • Infrastructure Development, PPPs, and Regulations

    The course to be pursued from a MOOCS portal (approved by the programme office) will help students understand the applicability of Public Private Partnership in Infrastructure and related projects.

Dr. Soumi Rai
Program Director, PGD MFOCB

Soumi brings with her a combined experience of 22 years from the corporate sector and academia into her role as the Programme Director. She has worked with the corporate consulting domain and across prestigious academic institutions like Symbiosis International University. She has worked on many prestigious assignments, including one with the Social Research Centre (WZB), Germany.

Soumi is a researcher in the field of leadership, entrepreneurship, diversity, generational and cross-cultural issues, having published numerous case studies, book chapters and research articles across reputed peer-reviewed national and international publications. She is also the recipient of NICMAR Research Excellence Award 2019.

Admission Requirements

  • Students are required to have secured a minimum of 50% aggregate marks at graduation level from a recognised institution or university.
  • Students must belong to a family that owns a construction business, and must submit the necessary documents and undertaking in the prescribed format as proof of ownership.
  • This program is also open to students who are in their final year of graduation. However, they must have completed their graduation before the commencement of this program.
  • Applications received are evaluated and eligibility is established on the basis of the documents submitted. Eligible students are invited to appear for the selection procedure, which comprises Post Graduate NICMAR Common Admission Test (PG-NCAT), Group Discussion (GD), Personal Interview (PI) and Rating of Application (RA).
